The first step is to contact us to provide brief details about yourself and about the accommodation you require, you can complete this information  on line, or alternatively you can call us on 01253 777739 with your requirements.  We log your details so that we can contact you as and when suitable properties become available. It is wise to start looking about a month before you wish to move, as properties are viewed and let quickly. Our tenancies are granted for a minimum term of 6 months.

Viewings will be accompanied and arranged at times to suit you, including evenings and weekends.

Applying for a property

Once you have decided on a property you will need to complete a Tenant Application Form (which can be completed and submitted from our website) you will also need to bring to our office the following paperwork .We will require sight of originals:-

  • Proof of identification (passport or driving license, and birth certificates).
  • Last three months bank statements in full.
  • A utility bill with your current address, ( a mobile phone bill is not acceptable)
  • Last three month’s pay slips.


As a minimum we will require satisfactory references from your employer, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references. When we have all the initial paperwork in place and before we start the final credit and referencing search, we will forward your information to the Landlord for initial approval of your tenancy, if interim acceptance is given we will proceed with the final credit and referencing search, and only after all satisfactory references and credit checks are received, and confirmed by the landlord will a tenancy be offered.


Rents are normally quoted calendar monthly and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlords bank account.


A security deposit of a minimum of one month’s rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.


Pets are accepted in some properties at the discretion of the owner. If pets are permitted an increased security deposit may be required.


Smokers are accepted in some properties at the discretion of the owner. If permitted an increased security deposit may be required.
